We clean concrete tiles using controlled low-pressure washing (never exceeding 100 bar) combined with a rotary surface cleaner to prevent water being driven under tile overlaps.

Clay tiles — including plain tiles, pantiles, and interlocking profiles — require more careful handling due to their fired finish. Excessive pressure can chip the surface glaze, exposing the softer clay body to accelerated weathering. We clean clay tiles at reduced pressure with careful lance angle to maintain the integrity of the fired surface.

Natural slate roofs are cleaned at the lowest practical pressure, typically 50–80 bar, using fan nozzles that distribute force across a wide area. Slate is a layered material; aggressive cleaning can initiate delamination along natural cleavage planes. Our operatives are trained to recognise and respect the specific requirements of slate.

Flat roofing systems — felt, EPDM rubber, GRP fibreglass, and single-ply membranes — accumulate standing water and debris that promote biological growth. We clean flat roofs using soft washing techniques: low pressure combined with biocidal solutions that break down organisms without mechanical abrasion of the waterproof membrane.

After cleaning any roof type, we apply a professional-grade biocidal treatment containing benzalkonium chloride. This colourless, odourless compound bonds to the tile surface and provides ongoing protection against moss, algae, and lichen regrowth for 3–5 years, depending on the roof's orientation and exposure.

For properties where tiles are at end-of-life or significantly damaged, we provide honest assessments rather than proceeding with cleaning that would not deliver value. If replacement is the better option, we advise accordingly — our reputation is built on straight advice, not unnecessary work.
