Commercial premises are judged in seconds. Exterior condition is the cheapest reputational asset a building has, and the easiest to lose.

Every project starts with a site survey and a written method statement and risk assessment. Where powered access, permits, traffic management or confined-space considerations apply, they are specified in the RAMS before mobilisation, not discovered on the day.

## Why Deferred Exterior Maintenance Gets Expensive
Soiling is not cosmetic. Atmospheric pollution, diesel particulates and biological growth are mildly acidic. Left on stone, render and cladding they etch the surface, so a facade that could have been washed becomes a facade that needs restoration or recoating — routinely ten times the cost.

Facade cleaning and restoration: DOFF superheated steam for listed and heritage stone, TORC for stubborn carbon sulphation, soft washing with biocide for render and cladding, and calibrated pressure washing for robust masonry. Method selection follows a test patch agreed with you in writing.

Commercial glazing: pure water reach-and-wash to four storeys from ground level, with MEWP or abseil access above that. Frames, curtain-wall mullions, canopies, atria and internal glass can all be included, on schedules from weekly to quarterly.

Car parks, service yards and loading bays: rotary surface cleaning with hot water and degreaser to remove oil, diesel, rubber and general traffic soiling, plus dedicated chewing-gum removal for entrances and stair cores. Multi-storey, surface and underground decks all covered, worked in phases so capacity is never fully lost.

Gutters, fascias, soffits and roofline: full clearance, downpipe flushing, flow testing and washdown, delivered from powered access with a photographic condition report on the state of the roofline and any defects observed.

Graffiti removal and protection: rapid-response removal from brick, stone, render, metal, glass and signage using poultices, steam or solvent methods matched to the substrate, followed by sacrificial or permanent anti-graffiti coatings where repeat tagging is likely.

Roofs, canopies and cladding: moss, lichen and algae removal, gutter-line treatment and cladding washdown, all with drainage protection and controlled runoff.

Hard landscaping and public realm: forecourts, walkways, steps, ramps, bin compounds, bollards, planters and street furniture, including weed treatment and re-sanding or sealing of paved areas where appropriate.
